Buying a Home Near JBLM: A Military Family's Guide to Pierce County

If you just received PCS orders to Joint Base Lewis-McChord, you're probably juggling a dozen decisions at once. Where will the kids go to school? How long is the commute? And how do you buy a home when you might not even be in Washington yet?
I work with military families relocating to JBLM all the time. The good news: your VA benefit gives you a massive advantage. Zero down payment, no PMI, and competitive rates mean you can buy a home near base with less out-of-pocket than most civilian buyers.
Communities Near JBLM: Where to Look
Lakewood is the closest city to JBLM's main gate and the most popular choice for active-duty families. DuPont offers newer construction and a shorter commute to the Madigan gate. Tacoma's South Hill and West End neighborhoods give you more house for your money with a 15-20 minute drive. Puyallup is farther out but offers more space and newer developments if you don't mind the commute.
Each community has a different feel, different schools, and different price points. Tell me your priorities schools, commute, budget, yard size and I'll help you narrow it down.
Timing Your VA Loan with PCS Orders
Here's something most lenders won't tell you: you can start the VA loan process before you physically arrive in Washington. With a set of orders in hand, I can begin your pre-approval, and in many cases we can close on a home before your household goods even arrive.
The key is starting early. The moment you have orders, reach out. I'll walk you through the Certificate of Eligibility, the funding fee, and exactly what documentation you need.
VA Funding Fee: What Military Families Need to Know
VA loans include a one-time funding fee that helps keep the program self-sustaining. For first-time use with less than 5% down, the fee is 2.15% of the loan amount. You can finance it into the loan, so it doesn't come out of pocket.
If you receive VA disability compensation, the funding fee is waived entirely. That's a significant savings, and many eligible veterans don't realize they qualify for the exemption.
What About BAH and Qualifying?
Your Basic Allowance for Housing (BAH) counts as qualifying income for your VA loan. I'll help you calculate how much home your BAH supports, factoring in the local Pierce County BAH rates, your other debts, and any spouse income.
Many JBLM families are surprised by how much house they can afford with a VA loan. Let's run the numbers for your rank and family situation.
